Rental Demand
La Piña was completed at the end of 2004. The present owners then spent some months living in the townhouse, arranging interior furnishings and furniture, and making it ready for renting. For reasons of ease of tenant management and dependability of income, the owners decided to rent long-term rather than short-term (i.e holiday lets).
The owners have experienced no problems obtaining tenants, all of whom were signed to 11 or 6 month leases. What gaps or voids between tenants that there have been, have been at the owners' choice, their having chosen to spend certain weeks or months living there.
La Piña has attracted dependable rental sums of 900-1,000€ per month.
The property is part of Alhaurin Golf Village, which has its own website targeted at holiday visitors - many properties are part of this marketing group and the location is building up recognition and demand. Guests receive a discount card entitling them to reduced golf fees at Alhaurin and other Costa del Sol courses.
Holiday lets attract a weekly sum roughly equivalent to a longer-term monthly rent. Management of holiday lets and maintenance, etc. can be arranged through Alhaurin Golf Village.
